A Lawyer on Your Side, Not Just a Contract Review

Rental Support for Expats in Portugal

Finding and securing a lease in Portugal as a foreigner means negotiating in a language you may not speak, with someone who knows the market better than you do. As your rental support lawyer, we handle that conversation for you, not just the paperwork after it's over.

WHY IT'S DIFFERENT

Rental Support vs. Contract Review — Which Do You Need?

STILL LOOKING

Still Looking For or Negotiating a Lease? This Is for You

If you're still searching, or you've found a place but haven't signed anything yet, this service covers you from here through signature, including talking to the landlord or agent directly.

OR

ALREADY SIGNED

Already Have a Signed Contract? See Our Lease Contract Review

If you already have a contract in hand and just want a lawyer to check it before you sign, that’s a different, more focused service. See our Lease Contract Review page instead, it’s faster and cheaper if that’s all you need.

WHAT WE DO

Housing Support in Portugal, From Search to Signature

We Talk to the Landlord or Agent, Not Just to You

Most legal reviews stop at reading the document. We go further: we speak to your landlord or their agent directly, in Portuguese if needed, so misunderstandings get caught before they become disputes, not after.

Negotiating Rent, Deposit and Advance Rent Terms

Rent, deposit amount, and how many months of advance rent a landlord is asking for are all negotiable more often than tenants realise. We push back where it's reasonable to, and tell you clearly when a term is actually standard, not something to fight.

LEGAL VERIFICATION

Lease Agreement Help in Portugal — What We Check

Verifying the Landlord's NIF and Ownership (Caderneta Predial)

We confirm the person signing as landlord actually owns the property, checked against the caderneta predial, the official property tax document, not just taken on their word.

Confirming the Agent's AMI Licence, If One Is Involved

If a real estate agent is part of the deal, we check they hold a valid AMI licence, Portugal's official registration for property agencies. An agent without one is a red flag worth catching before you sign, not after.

Making Sure Your Lease Meets Visa Requirements

D7, D8, D2, and family reunification applications all require a valid, verifiable long-term lease. We make sure yours meets what AIMA will actually accept, so it doesn't come back as a problem later in your application.

RED FLAGS

Common Rental Scams Targeting Foreigners in Portugal

Who Actually Pays the Agent's Commission

In Portugal, the agent's commission is normally paid by the landlord, not the tenant. If someone tries to charge you a commission as the renter, that's a clear sign something's off.

Paying Before You've Seen the Property, or Before Signing

Listings on Facebook groups, OLX, and CustoJusto can be legitimate, but they're also where most rental scams happen. Never send money before an in-person viewing (or a verified video tour) and a signed, complete contract. If someone pressures you to pay first and sort the paperwork later, that's the scam, not an inconvenience.

BUDGETING

What to Budget Before You Rent

01

First Month, Deposit and Agency Fees

Expect to pay your first month's rent plus a deposit of one to two months upfront, roughly three to four months' worth of costs before you get the keys. If an agent's fee applies to you directly, we'll flag that clearly rather than let it surprise you.

02

When a Guarantor (Fiador) Might Be Required

Some landlords ask for a guarantor, particularly if your NIF is still pending or you don't yet have a credit history in Portugal. If this applies to you, we'll tell you upfront, not after you've already made an offer.

03

State Rental Support Programmes — Context, Not Our Service

Portugal runs a few public rental support schemes, the Programa de Arrendamento Acessível, Arrendamento Apoiado through IHRU, and Porta 65 for younger tenants. We don't administer these, but knowing they exist helps you understand the full picture of the market you're renting into.

SCOPE

What's Outside This Service

We Don't Find Properties — We Handle the Legal and Negotiation Side

We're not a real estate agency. If you need someone to search listings and show you properties, we're glad to work alongside whoever's doing that, but our job is the legal and negotiation side once you've found somewhere you're interested in.

Already Have a Dispute Over a Deposit or Eviction? That's a Different Service

If your lease is already signed and something's gone wrong, a deposit dispute, an unfair eviction notice, that goes through a different process, often involving the Balcão Nacional do Arrendamento. Talk to us and we'll point you the right way.

NEXT STEPS

After Your Lease — Bank Account and NHR Registration

Once your lease is signed, most clients move on to opening a Portuguese bank account and registering for tax purposes, sometimes under the NHR/IFICI regime, if they qualify. We handle both alongside your rental support, so nothing sits waiting.

Rental Support for Expats Portugal — Frequently Asked Questions

Just the legal and negotiation side. We don't search listings or show you properties, we step in once you've found somewhere you're interested in, to negotiate, verify, and get the paperwork right.

Our rental support service is €400, covering both landlord negotiation and lease verification. If you only need the contract reviewed, not the negotiation, our separate Lease Contract Review service starts from €150.

Yes, that's a core part of this service. We speak to your landlord or their agent on your behalf, in Portuguese where needed, on rent, deposit, and exit terms.

That's a serious red flag. A legitimate landlord can provide both without hesitation. If yours won't, we'll tell you plainly what that likely means before you go any further.

Not always. It usually comes up if your NIF is still pending or you don't have a credit history in Portugal yet. We'll tell you early if your situation is likely to need one.
