Who Actually Pays the Agent's Commission
In Portugal, the agent's commission is normally paid by the landlord, not the tenant. If someone tries to charge you a commission as the renter, that's a clear sign something's off.
Paying Before You've Seen the Property, or Before Signing
Listings on Facebook groups, OLX, and CustoJusto can be legitimate, but they're also where most rental scams happen. Never send money before an in-person viewing (or a verified video tour) and a signed, complete contract. If someone pressures you to pay first and sort the paperwork later, that's the scam, not an inconvenience.

First Month, Deposit and Agency Fees
Expect to pay your first month's rent plus a deposit of one to two months upfront, roughly three to four months' worth of costs before you get the keys. If an agent's fee applies to you directly, we'll flag that clearly rather than let it surprise you.

When a Guarantor (Fiador) Might Be Required
Some landlords ask for a guarantor, particularly if your NIF is still pending or you don't yet have a credit history in Portugal. If this applies to you, we'll tell you upfront, not after you've already made an offer.

Portugal runs a few public rental support schemes, the Programa de Arrendamento Acessível, Arrendamento Apoiado through IHRU, and Porta 65 for younger tenants. We don't administer these, but knowing they exist helps you understand the full picture of the market you're renting into.

What if my landlord refuses to provide their NIF or caderneta predial?
That's a serious red flag. A legitimate landlord can provide both without hesitation. If yours won't, we'll tell you plainly what that likely means before you go any further.
Do I need a guarantor to rent in Portugal?
Not always. It usually comes up if your NIF is still pending or you don't have a credit history in Portugal yet. We'll tell you early if your situation is likely to need one.
